We know the process can feel a little overwhelming, especially for first-time buyers, so here are six helpful tips from us to make your move as smooth and stress-free as possible.
1. Set Up Utilities Early (Your Home Might Not Be on the Grid Yet)
As your new home is a brand-new address, utility companies may not have it listed in their systems right away. It’s best to contact electricity, gas, water, and broadband providers at least one to two weeks before moving day to set up accounts and avoid delays in service. Our site and sales teams will help you locate your meters and provide any necessary technical details.
You should also contact your local council to register for Council Tax. It may take time for your property to be officially banded.
2. Budget for the Unexpected (It’s More Than Just the Mortgage)
While your mortgage and deposit are your biggest expenses, the first few weeks in a new home may come with costs you haven't thought about. You might need to buy blinds, curtain poles, bins, garden tools, or even light shades. We recommend setting aside a move-in fund for these finishing touches and any furnishings you may not have yet.
3. Pack Smart - And Don’t Forget an Essentials Box
When packing, label boxes by room and keep your Essentials Box handy. This should include:
Kettle, mugs, tea/coffee
Toilet roll and hand soap
Chargers and Wi-Fi router
Tools, tape, scissors
A few plates and utensils
Cleaning supplies
Bedding and a change of clothes
Having this ready means you won’t be scrambling through boxes on your first night.
4. Know What to Expect on Moving Day
Before handover day, you will be invited to a New Home Introduction Meeting, where you will walk round your home with our team to learn about its key features. From heating to electrics, energy efficiency to kitchenware, our team will brief you to ensure you make the most of your home from day one. On handover day, our Sales Advisor will meet you at your new home and provide your keys. You’ll receive a Homeowner’s Information Pack with helpful contacts and instructions.
Please be aware that in some developments, external landscaping or roads may still be under construction nearby. We always work hard to keep your surroundings tidy and safe.
5. Understand Your NHBC Warranty
Your new build home is covered by a 10-year NHBC Buildmark Warranty offering you peace of mind.

6. Give Yourself Time to Settle In
It’s tempting to want everything perfect on day one, but it’s okay to take your time. Prioritise essentials like beds, window coverings, and kitchen basics. Live in the space for a few weeks before making big furniture or decor decisions. You’ll get a better feel for how you want your new home to work for you.
